Loft Insulation in Cardiff Bay

Cardiff Bay was redeveloped from the late 1980s onwards, and most of its homes are modern: apartment blocks along the waterfront and around Atlantic Wharf, with estates of townhouses and family houses behind them. Loft insulation in Cardiff Bay is mainly a job for those houses and townhouses, so this page is written with them in mind.

If you live in a flat, it's better to be upfront: most apartments don't have a loft you can get into, and the roof is usually the responsibility of the freeholder or management company. If you're on the top floor and there is an accessible void above you, any work would need their agreement first.

Cardiff Bay homes and their roof spaces

The townhouses built around the Bay in the 1990s and 2000s are often three storeys, sometimes with a room in the roof or a top-floor bedroom with sloping ceilings. Where there's a room up there, the only remaining voids may be small spaces behind the low knee walls and a strip of loft above the flat part of the ceiling. These are easy to overlook when insulating.

Two-storey houses on the newer estates usually have trussed roofs with a conventional loft. Like most homes of that era, they were insulated to the regulations of the time, which typically meant less than the 270mm recommended today.

Older housing in Butetown makes up a small share of the area. Across the Bay, the open waterside setting means more exposure to wind-driven rain and damp air, which makes good loft ventilation especially worthwhile.

Practical points for Cardiff Bay properties

Many Bay developments have allocated parking or permit zones, so let us know when you book where the van can stop. On managed estates, check if your deeds or estate rules mention roof works; insulating inside a freehold house doesn't usually need anyone else's permission.

If you have a room in the roof, our comparison of SuperFOIL versus mineral wool explains which suits sloping ceilings and knee-wall voids, and the SuperFOIL insulation page shows how it's fitted.

Loft insulation in Cardiff Bay: FAQs

I own a flat in Cardiff Bay. Can you insulate my roof?

Usually not directly. Most apartments have no private loft, and the roof belongs to the block, so any work is a matter for the freeholder or management company. If you're on the top floor and there's an accessible void above you, they may agree to it, and we're happy to quote them. Without their permission, we can't start.

My townhouse has a bedroom in the roof. Is there anything left to insulate?

Often, yes. Rooms in the roof usually have small voids behind the low side walls and a flat area of loft above the ceiling, and these can be under-insulated or missed altogether. We check access to each void on the survey. Where we can reach the rafters, SuperFOIL or mineral wool can make the room noticeably warmer.

Does living by the water affect my loft?

Waterside homes take more wind-driven rain and damp air, and a loft with poor ventilation is then more likely to suffer condensation. That doesn't stop you insulating, but it makes it important to keep the eaves vents clear and stop moist air rising from the house. We look at both on every survey in the Bay.

Where is the loft hatch in a three-storey townhouse?

In townhouses with a room in the roof, the main hatch is often in the top landing ceiling or inside a cupboard, and the knee-wall voids may have small access panels in the bedroom walls. Some have no access at all. If you can't find a way in, we'll look on the survey and advise on adding one.
