Ely, Cardiff
Ely is home to one of Cardiff's largest council estates, built in phases from the 1920s through the post-war decades, alongside older housing near Ely Bridge and Cowbridge Road West. Loft insulation in Ely mostly means bringing those estate homes up to date, as many have had little done in the roof for years.
A lot of houses in Ely are now privately owned, and new owners are often surprised by what they find above the ceiling. Our Cardiff team surveys every loft for free, explains what's there and quotes only for what's actually needed.
The earlier parts of the estate are largely semis and short terraces with hipped or gabled roofs and modest lofts. Later post-war phases added more houses and some low-rise flats, generally with simpler roof designs. The construction is solid, but loft insulation was never part of the original build in the older phases.
What's up there now depends on what each household, or the council, added over the years. It's common to find a thin layer of early fibreglass, sometimes with a newer roll over part of the loft, and bare areas around the hatch and water tank.
Some homes in the area have also had spray foam applied to the roof underside at some point. As anywhere, it can trap moisture against the timbers and is worth checking for before you buy, sell or remortgage.

If a previous owner had foam sprayed onto the roof, we remove it, clean the timbers and insulate at the joists instead.

Older estate homes with gaps at the eaves and around service pipes can let mice in. We seal the entry points and replace spoiled insulation.
View serviceLofts on the estate are generally easy to reach, though older hatches can be small or painted shut, and we'll free them carefully rather than force them. We'll agree where to park when we confirm your booking.
If money is tight, read our guide to loft insulation grants in Wales before booking, as help may be available depending on your circumstances. For a clear picture of pricing, see what affects the cost of loft insulation in Cardiff.
Neighbouring Caerau has a similar mix of estate housing, and we cover it in exactly the same way. Our team is based in Cardiff, so the west of the city is a short trip for surveys and installs.
Measure the depth of insulation, look for bare patches, and check the underside of the roof for sprayed foam. Look out for droppings or chewed material, and note any dark staining on the timbers. If you'd rather not crawl around up there, our free survey covers all of it and you'll get a plain explanation of what needs doing.
If it's dry, clean and free of contamination, yes. Older fibreglass still does a job, and laying new mineral wool over it is the usual way to reach 270mm. We take it out where it's damp, mouldy, full of droppings or has broken down badly, and any removal is explained on your quote.
Sprayed foam stops the roof timbers breathing, which can trap moisture and hide rot. It also makes the roof hard to inspect or repair, and some lenders and surveyors are wary of it. Removing it and insulating at ceiling level instead gives you a roof that stays dry and a loft that's properly insulated.
Do the roof first. Re-roofing disturbs the loft, and roofers often need to work at the eaves, exactly where new insulation would sit. Once the new roof is on, the insulation can go in cleanly with the right ventilation gaps. If your roof is sound and not due for work, there's no reason to wait.
