Cathays, Cardiff
Cathays has one of the highest concentrations of shared housing in Wales, and most of it sits in Victorian terraces built long before anyone thought about roof insulation. Much of the loft insulation in Cathays that we carry out is for landlords who want warmer, drier properties and fewer complaints from tenants about cold top-floor bedrooms.
We work with owners of single lets and shared houses alike, and we are happy to liaise with letting agents. Surveys are free, quotes usually come back within 24 hours and the work rarely takes more than a day. Get in touch to arrange access.
Streets such as Woodville Road, Salisbury Road and those off Crwys Road were laid out quickly as Cardiff expanded in the late nineteenth century. The result is long rows of two-storey terraces, usually with a rear projection and a small roof space. Many have since been extended into the roof with dormers to create extra bedrooms, which leaves only narrow voids at the eaves and a low space above the ceiling.
Those converted houses are where we see the biggest problems. Sloping ceilings in loft bedrooms were often insulated poorly or not at all, and the shallow voids beside them are hard to reach. In unconverted lofts, it is common to find decades-old fibreglass that has been disturbed by cable runs, satellite installers and previous tradespeople.
Shared houses also produce far more moisture than a typical family home, from showers, cooking and drying clothes indoors. If that warm, damp air finds its way into a cold loft, condensation and mould follow.

Busy shared houses push a lot of moisture upwards, so we treat any mould found and improve ventilation and sealing to stop it coming back.

Mice move readily along long terraced rows, and student areas with frequent bin collections can attract them, so we seal entry points at the eaves.
View serviceWe know how hard it is to get access to a let property. We can work with your agent to agree a date, give tenants notice and keep disruption to a single visit. Summer, between tenancies, is often the easiest time, but we can work in occupied houses too, with hallways and landings protected while we carry materials through.
Parts of Cathays are covered by additional HMO licensing run by Cardiff Council, so check your licence conditions before any work. If your tenants have mentioned scratching noises overhead, our guide to the signs of rodents in a loft will help you work out what is going on, and we explain our rodent proofing service in detail.
Yes. Most of the work takes place in the loft itself, so tenants only need to clear the landing beneath the hatch. We protect floors and carpets, carry materials through carefully and tidy up before we leave. Giving tenants proper notice in advance makes the day run smoothly for everyone.
Sometimes. If the small eaves voids behind the walls are accessible, we can insulate them and the area above the flat ceiling. Improving the sloping sections themselves usually means working from inside the room, which is a bigger job. We will look at what is realistic and quote accordingly.
In shared houses, it usually comes down to moisture from the living spaces getting into a cold roof. Unsealed hatches, gaps around pipes and blocked eaves vents are common culprits. Treating the mould without fixing the cause will not last, so we always look at airflow and sealing as part of the job.
Funding schemes in Wales change over time and eligibility often depends on the tenants' circumstances and the property's energy rating. We do not promise grants, but our guide to loft insulation grants in Wales explains where to look and what is currently worth checking before you pay for the work yourself.
