St Mellons, Cardiff
St Mellons covers two quite different places: Old St Mellons, the original village with its older houses and cottages, and the much larger estate built below it in the later decades of the twentieth century. Loft insulation in St Mellons can mean anything from an altered cottage roof to a standard estate semi.
We're a Cardiff-based team covering CF3. The things we look for on surveys here are insulation from the original build that has thinned and settled, damp or mould on the roof timbers, and signs of mice coming in from the surrounding open land.
Estate housing makes up most of St Mellons: terraces, semis and some flats, much of it originally council-built and now a mix of owner-occupied, housing association and rented homes. These generally have fairly low-pitched roofs and modest lofts. Many were insulated when built, but to a depth far below current recommendations, and years of settling, cable runs and storage have left gaps.
Old St Mellons is a different picture, with older properties whose roofs may have been altered several times. Those need a closer look at ventilation and timber condition before anything new goes in.
St Mellons also sits on the edge of the Wentloog Levels, the flat, low-lying land running along the Severn Estuary. The fields and open ground around the estate edges are part of why mice and rats find their way into lofts here.

Low-pitched roofs with blocked eaves are prone to condensation. We treat the mould and sort the ventilation so it doesn't return.

Homes backing onto fields and open land can see mice moving into the loft over winter. We find and seal the entry points and replace soiled insulation.
View serviceLow-pitched roofs leave very little height at the eaves, which makes them easy to over-insulate. Packing wool hard into the edges can block the ventilation path and lead to condensation, so we keep an air gap open there, using eaves vents where needed.
If you rent from a housing association, check with them before arranging any work. For homeowners, our guide to loft insulation grants in Wales explains what support may be available, and signs of rodents in the loft covers what to look and listen for.
Quite often, yes. Many estate homes still have the insulation fitted when they were built, or a thin top-up from years ago, well short of 270mm. Bare patches near the hatch and around the edges are common too. A survey takes a few minutes in the loft and tells you exactly what's there and what it would take to bring it up to standard.
That's usually mice, sometimes rats, moving in from outside as the weather turns. We inspect the loft, find the gaps they're using, often at the eaves, around pipes or where your roof meets a neighbour's, and seal them with mesh and suitable fillers. Any insulation that's been nested in or soiled is taken out and replaced.
Not always. Spotty black mould spread across the timbers is more often condensation: warm, moist air from the house rising into a cold loft that lacks ventilation. A leak tends to leave a localised stain instead. We'll tell you which it is, treat the mould and fix the cause, or point you to a roofer if it's a genuine leak.
Mainly the height. Low-pitched roofs give little room to move around and almost none at the edges, which rules out boarding in many cases. Insulation is still straightforward: rolls are laid between and over the joists, with care taken at the eaves so the ventilation gap stays open. We'll tell you after the survey what's practical for your loft.
