Loft Insulation in Bath

Bath is unlike anywhere else we work. The whole city is a World Heritage Site and much of it is a conservation area, and its Georgian terraces were built with roofs that rarely look like a typical loft. Loft insulation in Bath therefore starts with understanding the roof you actually have, then choosing materials that suit old stone buildings.

We travel from Cardiff along the M4 to junction 18 and down the A46 into the city. Surveys are free, quotes usually follow within 24 hours, and most standard installs take a day. Where a roof space is used as a room, SuperFOIL multifoil insulation is often part of the answer.

Bath stone terraces, villas and post-war estates

The Georgian city is built of honey-coloured Bath stone, and its terraces and crescents often have mansard roofs or double-pitched "M" roofs with a valley gutter running down the middle. That leaves two small, separate roof voids rather than one loft, frequently above attic rooms that were once servants' quarters. Getting insulation into these spaces means working in tight, low areas and taking care around old lath-and-plaster ceilings.

On the slopes around the centre, in areas such as Lansdown, Widcombe and Combe Down, there are Georgian and Victorian villas and terraces with taller, more open roofs. Further out, estates in places like Twerton, Southdown and Odd Down were built through the twentieth century and have straightforward lofts. Across all of them, old stone walls and timbers need to stay breathable, which is why we favour mineral wool and keep roof spaces well ventilated.

What Bath homes usually need

Listed buildings, parking and the hills

Bath has a very large number of listed buildings, and internal alterations to a listed house can need listed building consent from Bath & North East Somerset Council, not just external changes. Simple loft insulation is often uncontroversial, but check with the council's conservation team if your home is listed, and we will ask about it at the survey.

Parking in central Bath is restricted and many streets use residents' permits, so we'll agree with you where the van can go. If a previous owner had foam sprayed in the roof, our spray foam removal guide explains the issues, and our article on condensation in lofts covers ventilation in older roofs.

FAQs

Loft insulation in Bath: FAQs

Can you insulate a Georgian house with a valley roof?

Usually, yes. Valley or M-shaped roofs leave two narrow voids either side of a central gutter, often reached through a small hatch or an attic room. We insulate the accessible floor areas and, where suitable, the slopes, keeping clear of the gutter area so it stays ventilated. Access is the main limit, and we confirm what's possible on the survey.

Do I need listed building consent to insulate my loft in Bath?

It depends on the building and what is proposed. For a listed property, even internal works can require consent if they affect its character, so speak to Bath & North East Somerset Council's conservation team before work starts. For unlisted homes in the conservation area, insulation inside the loft doesn't normally need permission.

Is mineral wool suitable for an old Bath stone house?

Yes. Mineral wool is breathable, so moisture can pass through rather than being trapped against old timber and stone. That matters in solid-walled buildings that rely on drying out. Non-breathable products, such as foam sprayed onto the underside of the roof, can cause problems in these houses, which is why we generally avoid them.

Which parts of Bath do you cover?

We cover the whole city, from the Georgian centre out to Larkhall, Weston, Odd Down and Combe Down, travelling from Cardiff along the M4 and A46. Visits are booked in advance at a time that suits you, and we can come on a weekday or at the weekend.
